Creation of a correction factor

Introduction

The document describes the mechanism for the definition of adjustment factors for the calculation of leases. Usually these are lease withholdings, but there can be any other mechanism that will cause that at a certain time in some range the lease will not be calculated or will be calculated with a certain percentage adjustment. We explain how the coefficient is defined and the options available.

Lease adjustment definition

Lease adjustment definitions are available in the Dictionaries section in the system configuration area. They are also available from the context menu of the work order/structural element (EK) view. To define such an adjustment, go to the list of orders/EK and select "Lease Hold Factors" from the context menu of the view

A list of defined correction/hold factors appears. The list shows all available and defined holds for a given instance. To create a new lease hold use the plus (+) buttons. We open the lease hold definition window.

You can also define a correction factor directly from the order/structural element view. In the 'Lease modifications' list, an option to add a new entry appears. If you go from this point to the correction definition, the appropriate option setting the target order/EK to the lease is set immediately.

The general options allow us to name a given hold factor, specify cut-off dates in which a given correction is to apply. Here we also choose the type of correction. Depending on whether it concerns the general lease mechanism (e.g. formwork, scaffolding) or small devices/equipment (e.g. drills, machines), select the 'General' or 'Equipment' type.

In the next tab, we define the main values for the correction. We specify the percentage value of the correction and indicate whether it applies to the entire instance (all leases in a given period) or only to such orders/structural elements that we specify on the list.

It is important to explain the percentage. It determines the ratio of the final value of the lease after applying this factor to the original value, i.e. if we set the indication to 0%, the lease will not be charged. If it is 60%, then the final value of the lease in this period will be 60% of the initial value of the lease. If we choose 100% then the value of the lease will not change.

Recursion

In the last section of the editor, we can specify the repetition of a given entry. This allows you to specify recurring events, e.g. holidays or other restrictions (e.g. not crediting the lease on non-working days).

Repetition (recursiveness) is defined in the last tab of the editor. In it, we can enter values that allow the record to be repeated. Options available:

  • Enable recursion - without this option enabled, the system will not repeat the entry

  • Type - specifying the type of repetition - daily, weekly, monthly, annually

  • Every how many - specifies the step that will define repetition. For example, selecting 'weekly' and entering the value 3 here will mean that the recurrence should be every 3 weeks. For 'daily' and 'every how many' = 4 → this means repeating every 4 days.

  • Until - the end date of the recursion. After this date, recursion will no longer apply

  • On days - designation on which days the recursion is valid. For example, if we select 'daily', every 1 day and select all days of the week except Saturday and Sunday in this option, then the recursion of this event will occur only on working days. It is important to define this parameter or select all days of the week.

If no day of the week is selected, recursion will not be considered!

Lease hold definition effect

The result of the definition of such a correction factor/lease hold is that the correction value is included in the results of the calculation of the lease for individual objects. For this example, a full lease adjustment (up to 0%) is defined for some days. On these days, the lease is reduced to PLN 0 and then returns to its original value.

In the analytical view of the lease, we also receive information about the value of the lease and all lease suspensions set for a given instance.
